Ok here i am again. After purchasing a home in Houston, Texas and being forced to sell it due to
lack of interest in the TS community i moved on. I had donated $4,000.00 to the CATS www.tghelp.org program there but was unable to accomplish an agreement with them on donating my home. I ended up having to rent rooms to regular folk and after 4 months i decided to sell it and move on. I have learned that recently the CATS program has been disolved due to lack of funds. I am one to know that raising funds by donations is not the best way to help my brothers and sisters. I know that personal ownership or rentership is best. This means that each person gives and gets only what they give. It isn't where a person moves in and gets gets gets from donations, but never gives back. Those programs run on donating to trans will never work or accomplish anything. The other homes i have worked on are all alive due to the individuals living and taking a personal interest in each home.

I am in Tacoma Washington with two young trans sisters. I am staying in their apartment with them until september 1st. We are grouping together young TS sisters who are full time in their 20's. We will rent a large house to share to be able to help one another. This will be a safe place for them and eventually i will move on. BREAKDOWN OF final COST ..ETC.. of MINNTRANSHOME

The website is down until further notice. My partner is taking over
operations. I gratefully accepted her choice to run things as she
sees fit.

Firstly this is a breakdown of what has transpired at the minnesota
home so far. Some names have been omitted to protect thier anonymity.

Below is what i was able to compile from the receipts i have from
what i spent with my credit cards.

Appliances = 3206.00 = 2493.51 + 712.49 = washer dryer frig freezer
stove all are top grade except the frig is a used side by side.

hardware, tile for baths and shower, coop supplies = 1727.01

food for home that i purchased = 291.72 Tom's and 100.00 cash for the
meat purchase to the local farmer for ground chuck turkey chicken and
eggs.
rainbow purchase 53.92
food from travel = 95.42

fuel receipts i have some i am missing = 1556.42 thankfully gas
prices were low.

NGLTF creating change conference cost = flyers food copies of flyers
= 99.75

tolls from travel = 83.90

TOTAL = 7114.14

DONATIONS TO PAYPAL = 469.43 = not yet transfered to my checking
account..I am waiting on the legality issues some have brought up
before i transfer these funds to pay off my debts.

BALANCE if i used the paypal funds = 6644.71

I do not have access to the po box so i don't know of any cash or
check donations there except a 6 dollar donation in cash that i left
pinned to the wall in the office.

I called my credit card companies and found that my balance on visa
wachovia is 4156.39
on providian is 2676.69
on american express 330.00
TOTAL = 7163.28 as of dec 26th 2001

Some of this / approximately 120.00 /is the last couple of days since
i have left minnesota and some is from XXXX who hasn't even been
figured into this with the chains i bought for their truck that are
laying in drive and the uhaul i rented to get them there to
minnesota. they has given me 100.00 towards a bill of approximately
300.00 for rental and chains and i even wore my brakes down towing
it. I am beginning to hear the screeching and i have to get new
brakes. I'll cover those.

Now you Mschochoo@aol.com / my partner/ paid 400.00 from the begining
with the 2 checks you wrote towards my credit cards and my mom paid
another 500.00 from the 2 checks she wrote so my total was higher
than it is now since my first meeting you and starting this home. I
had only aproximately 120.00 in debt prior to meeting you. That was
when i left Southern Comfort conference to protest for the elderly
disabled and homeless. I didn't pay to go to it i just hung around
with my signs trying to educate others to see past their barbie and
ken show they were having. However i was given for free 2 tickets for
2 meals. So some of that 120.00 was the gas and food to get to you in
minnesota. I'll cover that.

As you / my partner / know also i have left many things at the home.
From pots and pans and towels and sheets and food and vitamins and
cosmetics and tools and pictures and books etc etc etc I emptied out
my Rv when i came to your building and took on this task that we both
agreeded upon verbally.

I also used my RV for over 10,000 miles for the home.

I did a lot of work for the home which i ask for nothing. I would
like to come out of this with a clean debt free cards if that is ok
by you?

So if my debts were paid off today my donation would be 10,000 miles
on my RV from picking up passengers and driving for many days and
both bathrooms / wheelchair shower stall i built alone and the
installation of the tub and tile around it and the gas lines to the
kitchen stove you helped me with and the gas line for the dryer i
installed and the drain stack for the washer and the kitchen i set up
as well as the pipes i cleaned in that sink by disconnecting them in
the basement and the living room floor glue that i did get help from
one of the FtM's and the removal of a few cabinets from some rooms
and the i installed and the 500.00 my mom already paid toward the
credit cards and the many many things i have left at the home to help
make it complete, as well as the work i did online to bring about
this home. Plus the tire chains i had to buy and the brake job i now
need on my RV.

NOTE:
My partner's purchase's have not been figured into the building
improvements above. I believe she has paid almost another 3k most of
which is tools. She also spent another 10k with her original contract
for deed purchase and a years worth of payments at 1110.00 a month
approximately and she still will soon pay another balloon payments of
7k. so the 3k in supplies and tools and the 10k in the initial
purchase and the 13k in one years payments so far and the 7k balloon
will add up to approximately = 30k.
However the increase in value of the property is her's unless she
eventually sells this home to a non for profit group that would and
should only pay her cost and mine.

The books that were donated to the home / my partner / may keep and
many of them are collectable trans books.

I will show these receipts to whoever needs to see them to verify the
truth. Minus the personal information.

I want to thank you all for being so supportive in this venture to
help our brothers and sisters.

These projects to help our people are very hard and can take their
toll on people and personalities. I happen to be very caring but i am
also like a drill instructor and i can be a total bitch when i feel
the need to keep in line those we are helping who come for help with
no income but seek help. In the future when money is donated by
foundations maybe we can help our brothers and sisters without
expecting work from them . I never promised anyone a rosegarden. I
did promise to give my all. I have in the last year been able to help
with 3 housing projets for trans people. I am presently helping with
a smaller one right now.
My partner in the housing venture in minnesota has the personality
to deal with people without being concerned about their income to the
home. So she is now running that home. Soon i hope to get a
settlement for the funds i invested. I may or may not get back all i
invested and that is the issue i have to accept and live with. My
work is freely given as i never would want a penny for my labor. That
doesn't mean i won't try to do this again. I surely will and next
time i may limit the type of trans people i am able to help. I surely
don't like limiting the choices of who i am helping, however, this
minn trans home was a learning experience.

I also listen to the spirits above and they help to guide me in all
i do. This has definately forced many hidden truths to be laid out in
the open. one of those truths is that some people don't want to do
anything but sit on their butts and take. others want to control
things when they weren't the ones starting the home or paying a thing
or doing any work. even others may try to use this home or this group
as a way to try to get funds from others in a false way when in
reality they too are doing things not on the up and up. You all know
that i call it when i see it. That doesn't help me to keep friends
but that isn't my purpose here. my purpose is to bring about basic
help in housing to our brothers and sisters so that in the end they
won't have to sell themselves on street corners or won't have to be
discriminated against because they are non ops and to inspire what
the spirits above have for each individual that comes into contact
with me. So if you feel something that is not to your liking then
that comes from above and not me. It is only my shell that does the
transmitting of their ideolgies.

Now onto other homes and such. The minnesota home is only one way to
help our brothers and sisters. Some here have other ideolgies that
they are inspired to do. Some will share them publically as i do and
others will not. Some want to turn a profit and others don't. Either
way is not bad. Helping is the best no matter how it is done.
However, honesty and truthfullness is a must. I tell it like i see
it. I do have an investor who wants me to write a business plan for a
assited living facility with a room or two for a homelss person with
no income who will be DEMANDED to work there. I also have another who
is helping me to start a 501(c)3 . This will surely take time. I will
have to have one started in one state and then others can fall under
that umbrella. as i have said previously i have met and spoken with
Mr Young at the Gill foundation and he does and will give us a grant
when we have a 501(c)3 .

If you are starting a home you need to get a partnersips agreement
in writing before starting. I didn't mine was just verbal. i trust in
the spirits above. My partner mschochoo@aol.com is a wonderful giving
womyn. I am more of a controling personality until i feel things are
able to run themselves. Different people different ideologies. I
would have a 30 year mortgage she would rather work 80 hours a week
to pay the place off ASAP with her contract for deed. I would rather
organize the tenants and DEMAND that all their incomes (that were
originally asked to be donated = 250.00 a month for those with
incomes) were put in a total pot to accomplish the task of
maintenence and upkeep of the day to day running of the operation /
home. My Partner thinks that these people should be able to wait a
while before they have to give to the home. I would DEMAND their help
in building the home immediately as their health allowed, she seems
to feel that they shouldn't be forced to help as soon as they moved
into the home. I would tell them to go if they didn't comply she
would allow time for them to comply. Of course i am only working with
my credit cards and my experience running recovery homes that i built
for ex drug addicts and alcoholics for over 13 years since 1986 till
1999 and she is working with a almost 6 figure income. This is just
the facts and is not meant to be critcle of her or I.

I hope i have enlightened and not discouraged others to help our
people who really need this help.

I was reading a post by someone. They said I was altruistic. I didn't know what that meant. Now I do. I think that is a great word to add to our cause. That allows all to know that each member is a giving caring member. Each person just by being at one of our facilities is a giving person. That allows us all to be equal giving partners for the cause of decent housing for the transgendered. Marina from ny and myself have talked a lot on the phone about this cause. Also my "trans home partner" Stephanie here in Minnesota. She is a lot like Rusty from Brooklyn's Transy house. A wonderful giving womyn. The altruistic aspect means that each person is a part of our group in a selfless way. Just by living here and helping to make a home, we are each giving in our own way. I would never want anyone to think that this project is about anyone's ego. I can't give unless others give along side of me. It takes a community to make a community. This group home and the others that will follow later will all be based on this altruism. To do otherwise would feed ego's and we are not about any one individuals ego. The equity that will be earned will be set up as an ongoing profit that will live in perpetuity. That means for always. That way each person knows that every time they make a monthly payment of rent they are helping trans people for eons to come. Or each homeless person who spends a month volunteering here is also too.
Also any donations will be added to the group and will be listed and posted to the net, so no one will feel that their contribution is not being used in a fair way. Each person who gives say $250.00 will have a number if they want to give anonymously. However, once a person gives anonymously say at $250.00 no one else can give that exact amount. Another person who wants to donate anonymously will only be able to give $250.01 that way all records will be posted to the site and all funds will be accounted for and everyone will know exactly what their donations will be going too. This is a community effort. However, we do and will take in couples.
The cost too a person who comes to live at this first building is dependent on their income. We want to charge $250.00 a month for the room, food, utilities and DSL computer access and any other things that are in this home such as the recreation room etc.. We need only a total of 8 paying tenants at $250.00 a month which will easily cover all the mortgage and utilities and food needed. This means that this facility with 14 bedrooms presently will cover free housing for 4 others. These 4 others / homeless, who live free will be doing most of the work at the facility in exchange for free rent, food, etc. The other 2 rooms at $250.00 each = $500.00 a month will provide income for expansion. This building has a concrete roof and is very easy to expand. We want to build an auditorium for gatherings. We also want to install a mini elevator system for wheelchairs.

Details of trans housing for disabled

We are presently working on a shower for wheelchairs and a giant tub and putting in an extra toilet. This building has 14 bedrooms. It has 4 toilets and with the baths we are working on it will have a giant tub and a wheelchair shower. There is also a kitchen that is like a nurses station. That we will use as a snack kitchen. There is another room that has a large room with many cabinets that we are converting into a giant kitchen. This only needs a stove and a refrigerator and a sink. The plumbing is right below it and it has 2 small sinks already. Each bedroom has a sink and a night stand. Then we have another room that is a library room. It was used for all the previous medical books that were used here. Then we have another room that can be used as an additional shower and dressing area. Then we have another room that could be used as an examining room in case a DR was called in to see someone. It has its own bathroom too.
The floor plan is a H pattern. The building also has a video store in the front. This was just rented to two lesbian womyn in the last 2 months. ( no lease yet) They have offered to let our tenants work there to keep active.
The building is 65 feet by a 100 feet. It has concrete floors and a concrete roof. This concrete roof will allow for expansion and a future auditorium. A place to maybe play indoor basket ball and many other uses. The basement also has a large heated space to be used as a recreation room. That is where we want to put in a pool table and a ping pong table.
We just purchased another hot water heater. It with the other gives us a total of 120 gallons of hot water. We have central air and hot water radiant heat that is built into the walls.
The town has a population of 1200. The town is situated along the third biggest lake in Minnesota. Lake minnewaska. This town is considered a tourist town. This town is 2 hours west of Minneapolis. There is a nice hospital here too. Here is that web site. >>>>http://www.scmcmorris.com/<<<<

This is hopefully is going to be just the first start in running care homes for our own people. This building just has the numbers going for it. I think many areas of the country have numbers ready to blossom into permanent trans safe homes. 14 bedrooms at $250.00 a month with everything included except the medical doctors. That equals $3500.00 which the mortgage is only $650.00 and the expenses will be another $1200.00 we still have room for free rooms for those who can't afford paying any money. I think eventually we can get these set up in at least 5 or 6 quadrants of the USA. This office has DSL and is very big with presently 2 computers and room for another 3. If these people were living here to help rather than barely making it elsewhere it wouldn't be a shame. The numbers add up here. Plus Minnesota is already transgender protected and safe too. Any way I went to home depot last night and we acquired over a $1000.00 worth of shower building supplies. All the tiles and backboard and fixtures and plumbing and some electric. This is for a wheelchair accessible shower. To tell you the truth. I am having a blast being able to do what I love for those who I love with all my strength. That is the reward. Just 2 hours west of Minneapolis. Right next to one of the 3 biggest lakes in this state. Buffalo running around out here too. On farms of course. giggle. Probably a great place to go ice skating and cross country skiing later this winter.
This is just what 2 trans womyn are doing. I wanted to let all know that this kind of thing could and should be done in other areas of the USA.
I was contacted by a student who is finishing his degree in psychology. He is going to apply for a grant to work under the local hospital and do counseling here. There are many ways trans people can get involved with projects like this. Some may just be doing a fundraiser and bringing your butt here to enjoy the wonders of this area and bring some free labor or whatever you may have to offer.
We anticipate having the baths done in 10 days and the kitchen done by October 25th. That would leave a Halloween opening for tenants to start moving into here. I was already contacted by 3 who want to move here in the next month. These are people coming from distant states. Others local to Minneapolis also want to come here and live out their days with the love of those who can give them the respect they need as non ops pre ops or post ops.
In time we will have a few homeless people come here to live for free and start learning a trade. That trade will be the caring of our elderly and disabled. These people tend to have little incomes. These little incomes put together add up to a much easier way of life. Plus the benefits of respect as a trans person.
Please feel free to join our venture. Please don't just have a voice but have something to add. Opinions are like. well ... you know.. but those who want to give real help are greatly needed for this venture.
Right now I have another group focusing on this idea in the Catskills on NY. The have found an old motel. In a like kind exchange I may have more value for someone wanting to vacate their isolated property for a property in a less isolated area such as mine is located.
After this winter we should easily have this property filled and running smoothly. Then we want to purchase a farm maybe in Tennessee. This will be another place to put mobil homes and such. We also want to have at least a 100 acres to be able to hold a transgendered festival. This festival site with housing could also be able to be a fundraising type of festival that could help to finance the land and help many with low income housing.
These ventures are quite feasible. It just takes a person with the ability to listen to the spirits above and want to take risk by trusting in a dream.

***** 2nd update *****

Minn. town approves of tranny home

I just got back from the city hall and after putting the
administration to the test they approved what I had told them I
wanted to do with the building. I said there will be many
transgendered people living under the roof of the building here in
western Minnesota. They said as long as we follow Boca code all will
be great. They said our building was built way above Boca code anyway
so we had nothing to worry about.
They ask me did we expect to be using their rainbow disability
vans. I asked why. They said they need more riders or they might get
shut down. Imagine that! They need us.. I then went to the mortgage
company to help my partner get a mortgage and get out from under
heavy contract for deed agreement and they did a credit check and we
are practically approved for the financing we need. Bless the spirits
above ... how they guide and direct...
yeaaaaaaaaaa let the world know that trannies everywhere won't have
to be discriminated against as disabled or elderly as we take care of
our own.. No worrying about being non op and being put in a wrong
gender facility.
Plus this will offer those who are younger a chance to live here and
learn about taking care of others. They will be treated to free rent
and free electrolysis by my partner and free tutoring by me. Of
course i am only a Bio-chem major but i know my area well and i am
glad to tutor to the 2nd year of college for anyone who wants to help
our elderly and disabled tranies.

I found a Place for our disabled etc.
I just found a property in Minnesota. A trans womyn bought it and it has 14 bedrooms and 3 baths and a kitchen and a library and a workshop with a giant basement to be redone as a recreation room with pool table etc. This place can become an office for the NTAC as an answering service. This place can also be used to immediately house disabled trans men and women at a rate of only 250.00 a month. That includes a bedroom and bathroom uses and laundry and kitchen and the food issue is all that needs to be worked out. The utilities are included.

I have joined her in a partnership to be a continuing service long after we are deceased. She is now part owners of my property in Phila Pa. as I am now part owners of her property here.
This building was a government building and was designed as a medical clinic. It is one floor with a basement. It is over 100 feet long by 60 feet wide. This building is wired to all rooms and has a sink in each bedroom. Plus cabinets and a mirror and windows and sound proof walls.

After this project is filled to capacity then the owner and myself will be expanding to a southern state for the desire of a farm.
This building is in a small Minnesota town by a super large lake and is considered a resort town. It sure is quaint and there are a few lesbians and 3 or 4 gay guys nearby. The town people are very friendly and as we all know Minnesota is a trans friendly state with all protections and they even pay for SRS for those on assistance.

ALSO A PLACE TO BRING OUR HOMELESS AND STREETWALKERS AWAY FROM THE TEMPTATIONS OF THE CITY.

Right now i am working on buying a farm in eastern tenn for our disabled and edlerly. I am in Knoxville right now as i just left Atlanta SCC convention as i was just at www.SCCatl.org trying to convince many there to look past the barbie doll stage and see others who are hurting. I got great feedback there.
I have 2 FtM friends (one is BEARFROMTN@AOL.COM) and 2 MtF friends who are also on disability and can make monthly payments to help purchase a place with me after
i sell my apartment building in pa.
I DID GET A LOT OF PEOPLE WHO WANT TO HELP. MANY WITH WRITING GRANTS AND FOUNDATION LEADS. SOME WITH OFFERS OF CASH AND LABOR AND ANOTHER WITH OFFER TO HELP START A ANSWERING SERVICE TO GIVE JOBS.
MY IDEA IS TO HAVE A PLACE IN THE MOUNTAINS (100 ACRES WITH A HOUSE TO START) HERE WHERE THE DISABLED CAN LIVE AND ELDERLY TOO AND THE HOMELSSS CAN BE BROUGHT HERE TO LEARN ABOUT THOSE OTHERS WHO ARE LESS FORTUNATE.. THAT WAY THEY CAN GET MORE HUMANIZED WITH CONCERN FOR OUR BROTHERS AND SISTERS. LATER THIS PLACE CAN BE A GERIATRIC FACILITY AND A FESTIVAL SITE AND A PLACE FOR OUR COMMUNITY TO BE ABLE TO HAVE A ANSWERING SERVICE AND HOTLINE FOR THOSE ON THE EAST COAST. MAYBE MORE.

PLEASE OFFER OTHER IDEAS THAT THIS PLACE CAN BE USED FOR.
