Things You Should Know

 

Pest Control & Exterminator

Ambassador Pest Control is the contract exterminator for Windsor Park. They are on-site the 3rd Thursday of the month. For the same day “interior” service please call (623) 245-5220. Interior service costs $8.00/unit.

Pool & Spa

The “heated” Pool and Spa are only for the use of Windsor Park homeowners, guests, or registered renters. No children under the age of 16 are allowed in the pool area without adult supervision present. No children under the age of 14 are allowed in the Spa at any time. A complete set of rules are posted throughout the pool area and must be followed. We ask your help in covering the Pool and Spa to conserve energy during the fall-winter-spring months. A sign-up sheet is posted on the pool bulletin board.

 

Re-seal of A/C & Skylights

Windsor Park maintains a repair warranty on all roofs, and homeowners are responsible for contacting Foam Experts at (480) 966-0560 to be on-site when a/c units or skylights are being installed or replaced. This may require coordination between the contractor and a Foam Experts representative. The current charge to reseal an a/c unit is $250. All skylights should be sealed temporarily by the installer, and foamed by Foam Experts. The fee to foam a skylight is $75.

Visitor Parking

Parking bays are reserved for visitors, and should only be used by homeowners in emergencies.

Animal Control

All animals must be on a leash when outside on common property. Homeowners are responsible for immediate clean-up of all ‘waste’.

Garage Doors

Just a reminder, garage doors should not be left open. The Peoria Police caution us that most robberies in the area occur when the garage doors are left open—even in the middle of the day.

Insurance Coverage

The Association provides blanket insurance coverage through Farmers Insurance for the exterior of all 14 buildings through the drywall, and all common elements, such as the pool and spa. The Directors and Officers Liability Insurance is also included. The policy deductible is $5,000. Each unit owner is responsible for insuring everything within the interior of their unit - all personal property and all 'fixtures' within the unit, such as floor and window coverings of choice, built-in appliances, cabinets, plumbing fixtures, etc. The unit owner is also responsible for personal liability insurance.

Lawns

Over-seeding the permanent bermuda lawn with a cool season turf grass (winter rye) is a popular way to maintain a beautiful lawn year round. Many homeowners who have moved to Arizona from other places are not aware of this practice. In the month of October the lawns are scalped (cut as close to the ground as possible). The water is turned off (usually 7 to 10 days) and the summer grass is allowed to go dormant. The winter seed is then broadcast and water is turned back on to keep the seed moist until germination. After 3/4 inch of average growth is observed (approximately two weeks) water is cut back slightly. Once grass is established the water is on one to three times per week depending on weather conditions. The grass is cut after the landscaper feels certain it is established and the mowing equipment will not damage the new lawns.

Summer Lawns & Bare Spots

For our summer lawns, we rely on the existing and dormant Bermuda grass to return, however, we often have miscellaneous 'bare spots'. Germinating Bermuda grass seed requires light watering 4 - 5 times per day for approximately two weeks. Rather than turning ON an entire zone to get a 'bare spot', it is more cost effective for the affected homeowner to accomplish the frequent light watering. The Association would be glad to apply the seed if the homeowner assumes the necessary watering schedule.

Doors and Windows

All Entrance doors and windows are the responsibility of the homeowner. In 2004, the Association contracted to have the front entrance doors varnished at no additional expense to the homeowners.

Garden Hoses/Hose Pots

Garden hoses at the front of your property must be kept out of view when not it use. We suggest you keep them in a round terra cotta hose pot.
